Choosing the Right Lawyer

Choosing a lawyer is much like choosing a realtor. Just because you, as a buyer, find the cheapest option, it doesn’t mean it’s the best option. The best method to find lawyer is to go to a small to mid-sized firm and ask for a real estate specialist. Or, you can ask your realtor for the lawyers they use.

Some of the duties that are covered under your lawyer fees include calling the seller with any issues regarding title or cost that you have. Also, when you call the gas company you are going to want to make sure that the seller has scheduled a final meter reading. If they have not done this, you need to let your lawyer know. You lawyer will also be compiling reports, certificates and clearances that are necessary when a house is changing ownership. The lawyer is also going to be making sure that all property taxes are up to date as well as making sure there are not liens left on the property. He/She will review title transfer documents and deal with any discrepancies there. You will meet with your lawyer 5-10 business days prior to the closing date to review documents. It is advisable to bring a certified cheque to cover the costs associated with the lawyer. He/She will have informed you of the costs ahead of time.
